Excoka is an online platform that connects travelers with coastal homestays and private villas in Udupi and the surrounding coastline of Karnataka. We act as an intermediary between guests and property hosts — we do not own or operate the properties listed on our platform.

Our role is to facilitate discovery, enquiry, and booking. The actual accommodation agreement is between you and the host.

You must be at least 18 years of age to make a booking through Excoka.

By using our platform you confirm that all information you provide is accurate and complete, and that you have the authority to enter into a booking on behalf of all guests in your group.

A booking is confirmed once you receive a written confirmation from Excoka (via email or WhatsApp/phone). Until confirmation is received, no reservation is guaranteed.

Bookings are subject to property availability. Check-in and check-out times, house rules, and guest capacity limits are set by individual hosts and will be communicated at the time of booking. The number of guests staying at a property must not exceed its stated capacity.

You are responsible for ensuring that all guests in your booking comply with the host's rules for the duration of the stay.

Payment for bookings is made directly to the host, typically in person at the time of check-in, unless a different arrangement is communicated in writing at the time of confirmation.

Excoka does not process, collect, or store any payment card information. All prices displayed are in Indian Rupees (INR). Any applicable taxes or additional charges will be disclosed before confirmation.

Our cancellation policy is as follows:

To cancel a booking, contact us at booking@excoka.com or call +91 9164502125 with your booking reference. The date of cancellation is the date your request is received by us.

In genuine extenuating circumstances (medical emergencies, natural disasters, or government-imposed travel restrictions), please contact us and we will review your case on an individual basis.

Hosts are responsible for the accuracy of their property listings, including descriptions, photographs, amenities, and pricing. Hosts must ensure their property is available and in the condition described at the time of the booking.

Excoka reserves the right to remove or suspend any listing that does not meet our quality standards or that receives consistent guest complaints.

Excoka is a facilitator and is not a party to the accommodation agreement between hosts and guests. We are not responsible for the physical condition, safety, cleanliness, or suitability of any listed property, nor for the conduct, acts, or omissions of any host or guest.

To the maximum extent permitted by applicable law, Excoka shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profit, revenue, or data, arising from or related to your use of our platform or services.

All content on excoka.com — including text, images, logos, and design — is owned by or licensed to Excoka. You may not reproduce, distribute, or commercially use any content without our prior written permission. Property photographs remain the property of their respective owners.

You agree not to use our platform to:

• Make fraudulent or speculative bookings
• Provide false or misleading information
• Scrape, copy, or republish our listings or data
• Attempt to bypass or damage our systems
• Violate any applicable law or regulation

We may update these Terms from time to time. The effective date at the top of this page will reflect the most recent revision. Continued use of our platform after any update constitutes acceptance of the revised Terms.

These Terms are governed by the laws of India. Any disputes arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts in Udupi, Karnataka.
